Fast business loans for Australian owners

Business funds with a 24-hour clock on them.

When the deadline is tomorrow, the question is simple: what can be done in the next 24 hours? Borrow against property for larger amounts, or against your trading when there's no property in the picture. One person who knows fast lending reads your enquiry and works the clock with you.

  • No credit check to enquire
  • Kept off the mailing lists
  • A person, not a portal

No credit check to enquire

Asking what your property or your trading could support leaves your credit file alone. A credit check only happens if you decide to apply.

Kept off the mailing lists

We don't blast your details to every lender we know. One person reads the file and approaches the private or specialist lender that suits it.

A person, not a portal

Someone experienced in property-backed and private lending reads your enquiry and rings you. Give accurate answers and the first route you hear about is one that can settle.

Hour by hour

How a 24-hour business loan can actually run

Twenty-four hours is a real target for many property-backed loans and smaller unsecured loans, not a slogan. Here is how the day usually breaks down when the file is complete. Each step is possible, not promised, and the Loans in 24 Hours team will tell you on the first call if your file needs longer.

  1. Hour 0

    You enquire

Sixty seconds: what it's for, how much, by when, and whether there's property you could use. No credit check.

  2. Hour 1–3

    One person calls you

They test the deadline, the amount and the exit, then tell you honestly whether 24 hours is realistic for your file.

  3. Hour 3–8

    Lender matched, checks run

Electronic title search, a desktop valuation for standard property, or a bank statement read for unsecured loans.

  4. Hour 8–20

    Offer and signing

The lender's offer comes through, every owner or director signs electronically, and a short solicitor call is booked if needed.

  5. Hour 20–24

    Funds land

The caveat or mortgage is lodged, or the unsecured loan is drawn, and money is paid to you, the ATO, the supplier or the vendor.

Clock times are a guide for business days. Settlement depends on the lender, every signer being available, a clear title and a believable plan for repaying the loan.

The 24-hour clock

What has to happen for money to land by tomorrow

Private and specialist lenders don't skip the checks. They just use quicker ones: electronic title searches, desktop valuations and e-signing. When every owner is available and the exit is clear, the whole chain can run inside 24 hours. When one link is slow, it's usually a missing signature, a title question or a vague repayment plan, and those are things you can fix before you enquire.

Our guide to how a caveat loan can settle in days goes through each step and what holds it up.

  1. 1

You tell us the need and the property

What it's for, the address, a rough value, what's owing, who's on title and how you'll repay.

  2. 2

    We match a lender

Private and specialist lenders each like different properties, amounts and situations. We pick one that fits.

  3. 3

    Title search and valuation

Electronic title search in minutes. A desktop valuation can come back the same day for standard properties.

  4. 4

    Everyone signs

Every owner on title signs electronically, usually after a short call with a solicitor.

  5. 5

    Funds land

The caveat or mortgage is lodged and money is paid, often straight to the ATO, supplier or vendor.

Is your equity enough? Find out in thirty seconds.

The property equity checker takes your property's value, what's owing and what you need, then shows your loan-to-value ratio before and after, a conservative guide limit and the structure most likely to fit. It runs in your browser and nothing is sent.

  • Guide limit for a house: 70%

Bank or private lender?

When the bank says "not yet"

Banks are cheapest when you have time, current tax returns and clean credit. When one of those is missing, a private lender can solve the problem now and a bank can refinance it later. Read which suits a quick business loan.

What owners ask us first

How quickly can a business loan come through?

$20k to $250k possible same day (property-secured); up to $5m possible within 24–48 hours once the file is complete; same-day funding possible for smaller unsecured amounts. These are possible, not promised. Missing signers, unclear title or an uncertain exit are what usually add time.

How much can I borrow?

Property-secured business loans from $20,000 to $5,000,000 (first mortgages, second mortgages, private mortgages and caveat loans over residential or commercial property). Unsecured and cash flow loans for trading businesses, typically $5,000 to $500,000, sized on turnover and bank statements.

Does enquiring affect my credit file?

No. There's no credit check when you enquire. One only happens if you decide to apply.

Do I have to use my home?

No. Unsecured loans don't need property. Property simply opens up larger amounts and more flexibility with credit history and paperwork.

What's a caveat loan?

A short-term loan where the lender lodges a caveat on your property's title instead of a full mortgage. It's usually the quickest property-backed structure, for terms of weeks to twelve months.

Will my details go to lots of lenders?

No. One person reads your enquiry and approaches the lender that suits it, after talking to you.

Is this for personal loans?

No. Everything we arrange is for business purposes only.

Business purposes only. We never publish interest rates; every loan is priced on the business's situation and security.
